Real estate stocks are entering October under a difficult interest-rate backdrop. Welltower Inc. (NYSE: WELL)
Welltower Inc. (NYSE: WELL) is the strongest growth-oriented healthcare REIT in this group. The company reported 25% year-over-year growth in normalized FFO per share during the second quarter of 2026, while total portfolio same-store NOI increased 15.5%. Its senior-housing operating portfolio produced 20.5% same-store NOI growth.
Welltower also raised its 2026 normalized FFO guidance to $6.36-$6.44 per share after reporting second-quarter results. The company had $15.5 billion of pro rata gross investments closed or under contract by June 30.
The stock has already gained strongly in 2026, so valuation remains an important consideration. But the combination of senior-housing demand, rising occupancy, and FFO growth gives investors a fundamentally different real estate exposure from traditional office or retail REITs.
Prologis Inc. (NYSE: PLD)
Prologis Inc. (NYSE: PLD) is another standout because of its exposure to logistics real estate. The company signed a record 67 million square feet of leases in the second quarter, while period-end occupancy reached 95.5%. Same-store NOI increased 8.5% on a cash basis.
Prologis also raised its 2026 guidance for the second time and expanded its data-center power pipeline to 5.8 gigawatts, giving the company additional exposure to the infrastructure requirements created by AI and cloud computing.
Equinix Inc. (NASDAQ: EQIX)
Equinix Inc. (NASDAQ: EQIX) offers a more direct way to invest in the intersection of real estate and digital infrastructure. Its second-quarter monthly recurring revenue increased 11% year over year, while normalized AFFO per share rose 18%. Annualized gross bookings increased 23%, and the company added a record 9,700 net interconnections.
Equinix raised its 2026 revenue-growth outlook to 11%-12% and AFFO-per-share growth outlook to 10%-12%. Its valuation is substantially higher than traditional REITs, but its earnings profile is also supported by demand for data centers and interconnection services.
4. Simon Property Group and 5. Realty Income Offer Income and Scale
Simon Property Group Inc. (NYSE: SPG)
Simon Property Group Inc. (NYSE: SPG) provides exposure to high-end malls, premium outlets, and mixed-use destinations. Its second-quarter real estate FFO per share increased 7.9% year over year, while portfolio NOI rose 8.3%. Occupancy remained at 96%.
Simon also increased its 2026 real estate FFO guidance to $13.20-$13.30 per share. Retailer sales per square foot rose 13.9% over the prior year, providing evidence that its strongest properties continue to generate significant tenant activity.
The company therefore offers a different real estate profile from logistics and healthcare. Its principal risks remain consumer spending, retail conditions, and the cost of financing.
Realty Income Corp. (NYSE: O)
Realty Income Corp. (NYSE: O) rounds out the list for investors prioritizing recurring income and portfolio diversification. The REIT owns more than 15,500 properties and is known for its monthly dividend, making it a frequently followed name among monthly dividend stocks.
Realty Income's second-quarter 2026 materials showed approximately 98.5% expected occupancy for the year and 2026 AFFO guidance of $4.41-$4.44 per share in its revised outlook.
Its valuation can be sensitive to Treasury yields because investors often compare REIT distributions with bond yields. That risk is particularly relevant while the 10-year Treasury yield remains elevated, a theme that has recently affected the broader stock market.
Taken together, these five stocks cover healthcare, logistics, digital infrastructure, retail and net-lease real estate. The latest stock market rally has been concentrated heavily in technology, while real estate has faced greater pressure from higher yields.
For October, the strongest cases are therefore not simply the highest-yielding REITs. Investors should weigh FFO growth, occupancy, debt costs, property demand, and valuation alongside the dividend. With Treasury yields still elevated, companies capable of growing cash flow without relying excessively on cheap financing have an important advantage.
